1. Eligibility
1.1 The Rocklea Early Booking Rate ("Rate") applies to Smart Suites properties located in Rocklea only, for stays between 19 September and 5 October 2026.
1.2 The Rate is available for direct bookings made through the Smart Suites website or Guest Experience Team only, using code ROCKLEA-EB.

2. Discount Structure
2.1 The discount applied depends on how far in advance the booking is made:

• 30 or more days before arrival: 15% off
• 14–29 days before arrival: 10% off
• 7–13 days before arrival: 5% off
• Less than 7 days before arrival: not eligible

2.2 Discounts apply only to the room rate and do not include taxes, fees, or additional services.

3. Booking Conditions
3.1 A minimum stay of 2 nights applies.
3.2 Bookings made under the Rate are non-cancellable and non-refundable. No refund, credit, or date change will be provided for cancellations, no-shows, or early departures, except where required by law.

4. Combining Offers
4.1 The Rate cannot be combined with any other promotional rate or discount, including the Smart Suites Loyalty Program, unless explicitly stated at the time of booking. Where a booking qualifies for more than one discount, the higher single discount will apply.

5. Availability and Changes
5.1 The Rate is offered subject to availability and may be amended, extended, or withdrawn by Smart Suites at any time without prior notice for future bookings. Bookings already confirmed under the Rate will continue to be honoured on their original terms.

6. General
6.1 These Terms and Conditions are governed by the laws of Queensland, Australia. Smart Suites reserves the right to update these terms from time to time.
