Have an off-market motel, rooming-style building, small unit block, or accommodation asset that does not quite fit the usual buyer? It may fit what Smart Suites is actively looking for.
If you're a buyer's agent, commercial broker, or planner, our aim is to give you a clear answer quickly: worth pursuing, needs more information, or not for us. Here's what we look for and what helps a deal move smoothly for everyone involved.
We're looking at existing buildings that can lawfully operate as short-term accommodation: small motels, rooming-style buildings, and unit blocks with self-contained studios or rooms, ideally with a kitchen or kitchenette. The property doesn't need to be a finished, turnkey asset. Buildings suited to conversion or repositioning are just as relevant as ones already approved and trading.
Our search extends across Queensland. The strongest focus is South East Queensland: Brisbane's southside, Ipswich, Logan, and Moreton Bay. We also look at select opportunities on the Gold Coast, Sunshine Coast, and in Toowoomba, and at established motels and accommodation buildings in regional centres including Gladstone, Rockhampton, Mackay, and Townsville, generally existing assets rather than ground-up projects the further out we go.
You do not need a polished information memorandum before contacting us. The basics are usually enough for an initial review:
Do not have everything yet? Send what you have. We can quickly tell you whether the opportunity is worth a closer look.
Once you send through a property, we review it against our acquisition criteria, check the planning and approval position, and arrange a site visit if it looks like a fit. If it stacks up, we can move to an offer. We are not running a long tender process or a competitive marketing campaign on our side; the aim is to keep decisions practical, direct, and limited to the people who need to be involved.
No. Existing approval can make a transaction more straightforward, but it is not required before you contact us. Approval status is one of the first things we assess and it shapes how any offer is structured. We treat planning and building approval as genuine due diligence, not something to assume or sort out later.
The value is simple: you can put an opportunity in front of a genuine accommodation-property buyer without sending it into a long, opaque process. We aim to assess opportunities quickly, communicate directly, and give you enough clarity to manage your own client relationship properly.
Have a property or client that might fit our acquisition criteria? Send us the address and basic property details. We will review it and let you know whether it is worth taking further.
If you're the property owner yourself rather than acting for someone else, see our companion piece, Sell or Lease Your Property? A Quick Guide for Owners, which covers both paths.
